Our Custom Home-Building Process

Being a small business allows us to focus on our clients and their experience. We strive to provide a fun, stress free building process. We will work with you step by step from the initial design to the final handover.

Initial Contact

A conversation over the phone will allow us to better understand your situation and project, and for us to answer any questions you may have about designing or building your new home. 

During this conversation, we will ask a series of questions to understand what you are looking to achieve with your home and how we can help you meet your goals.

Consultation

This is an opportunity to meet with Jason, the owner of Burgess Homes, in person for an hour long consultation. We will discuss your design requirements, details, wish list items and your target budget. You will have the opportunity to ask any questions you may have of the home building process.

Concept Agreement

Our Concept Agreement includes preparation of preliminary architectural drawings (if not already complete), and a detailed list of building specifications will be developed. This is where we will begin to refine your vision to ensure it meets your goals and budget. You will be given access to your own client portal where you can log in 24/7 and view all things related to your project.

At this time we will also determine the viability of your lot. Clients often come to us with percolation testing and civil engineering completed or underway, but if not we can include this as well.

Preliminary Building Agreement

The Preliminary Building Agreement will include finalizing your architectural and structural drawings with an engineers approval and stamp. We will finalize the detailed list of specification, the construction schedule and agreements with all our suppliers and subcontractors to be able to provide you with a fixed price construction contract.

Construction Contract and Deposit

Upon agreement of the fixed price construction proposal, a contract will be prepared. A meeting will scheduled to review and sign all required documents to move to construction. 

We request a deposit of 10% of the contract price at this stage. Then we submit all required documents to the local building department for permit. Any changes made after this point will be billed as a change order.

Construction

Construction begins! Throughout the construction of your home we will hold regular meetings with Jason and any necessary trade partners to ensure we are creating the home you envisioned or if any changes are required.

 

In addition, you will have 24/7 access to our online construction management software to view progress photos, the schedule, and make decisions.

Handover

Prior to handover, we will conduct a thorough walkthrough with you to address any concerns you may have or finishing touch items to be completed. We want to be certain you are thrilled with every aspect of your new home so you will brag to friends and family! 

 

After all final inspections and finishing touches are complete we will conduct a thorough cleaning of your home so it is move in ready. We will plan a day to handover the keys and review the great new features of your beautiful home!

Ongoing Support

Once moved in and settled in your new home questions can come up, and we are phone call away to answer and assist you. Plus you have a home warranty and equipment warranties for extra piece of mind. Knowing families are enjoying their new homes is important to us and we hope many years of happiness ahead!
